With all the new hi tech advances in real estate, is the realtor obsolete? Being one, I would say no. However, let me qualify that by saying realtors today have to have a working knowledge of construction, purchasing, regulatory requirements, excavation et.al. Showing a home or a parcel of ground, is not enough, as the buyer/seller already has access to the internet and pretty much knows what he/she wants. It is my job as a realtor to help them by explaining building costs, assumng they want to build, siting buildings, ingress/access to the property, types of easements, location relative to school, shopping, etc. Additionally, take a look at the surrounding community. Do your plans call for a structure that will be overbuilt for the area, underbuilt or will it fit in, cost and design wise with area.
